People don’t buy houses, they buy homes!  A vacant home is typically described as feeling sterile, cold and uninviting. Without furniture, it is incredibly difficult for the average buyer to visualize how they will live in the space.  It’s also difficult to assess size and scale of rooms when there is no reference to furniture.  It is essential for buyers to emotionally connect with the space and staging helps us do just that by selling experiences and a life style.  


At Pacific Home Design, we put careful thought into evaluating what is needed to make the exterior and interior feel as inviting as possible. We take into consideration the style of the home, the demographic of the buyer and your budget.  Staging plans are focused on design selections that will photograph beautifully and make your home a memorable property for online market presence, as well as in person. Remember that the more appealing your property is, the more likely a swift sale will result.


The cost of vacant home staging is based on how many rooms are  staged, the size of the home and rental of furniture and accessories. An estimate for a 45 day rental will cost $2500 and up, based on the services requested.

  • Initial Contact

Please contact PH Design by phone or email to discuss your vacant home project. We will follow up with you within 24 hours with an estimate to stage your vacant project. We are happy to provide different options to meet your budget.

  • Initial Visit

A PH Design Consultant will meet you at the house and conduct a walk through which takes about an hour. During which time we will collaborate with you and or your Real Estate Agent and determine the best staging strategy for your home. 

  • Contract

After our visit, we will be able to solidify exactly what you need and send you a firm proposal which includes service, rental fees and contract.

  • Deposit

Once we receive your deposit, we will save a date to stage your property.


  • Staging Day

For seamless installation, we request the entire house to ourselves.  We will complete the project the same day.

  • De-Staging

Once we receive the good news your house has been sold, we will schedule a date to de-stage your home and remove our inventory.


* All Vacant Staging projects are individually priced on a monthly bases.
